Understanding Domestic Lien Searches and Why We Require SSNs

     In 2020, the Commonwealth of Pennsylvania implemented a new requirement to collect social security numbers (SSNs) when conducting Domestic Relations lien searches. Security Abstract is now required by state law to collect SSNs for all selling clients, and all buying clients obtaining a mortgage, prior to settlement day. These domestic relations lien searches are related to child support payments. According to Pennsylvania law, any past due child support automatically becomes a lien and must be paid in full before a client may buy, sell, or refinance a property.

     We understand the sensitive nature of asking a client for their SSN. In an effort to reduce unnecessary concern on the client’s behalf, a staff member from Security Abstract will first be in touch with the referral source (e.g. the real estate agent or lending professional) regarding the need for this information. We kindly ask that the referring professional forward this request from Security Abstract to their client.
